Bovis Lend Lease was responsible for the Design and Construction Management of the new Research & Development Centre and Screening Robotics Facility for GlaxoSmithKline in Tres Cantos, Madrid.
The Centre is designed to hold high-technology screening equipment, as well as other laboratory equipment and ALS (Automated Liquid Store) which is manufactured in the US.
The installations have a net surface area of 1,300 m², and they include the research laboratory, a large storage area for the ALS equipment, offices and a machine room, on two floors.
Due to the tight schedule needed in order to supply the facility as required by GSK, Bovis Lend Lease co-ordinated both parties involved in the design, Bovis Lend Lease Pharmaceuticals for the basic design and F&M Architects for the detailed design.
The Design Management also had to be co-ordinated with the international equipment suppliers, to ensure that their technical requirements were perfectly adhered to and to avoid supply instalment problems.
The construction was completed in a record time of only 20 weeks, from piling works through to start-up of equipment, as this was an important condition for GSK. This meant that management during pre-construction was crucial.
In terms of procurement, it was decided that the co-ordination of critical elements with crucial hand-over dates and shop drawings such as metal structure and pre-fabricated GRC concrete panels, would be managed directly.
This level of pre-fabrication, including the use of Pladur partitions and dry wall lining, made it possible to comply with the dates required by the client.
From an economic point of view, the project had a very tight construction budget. This required Bovis Lend Lease to separate the works into multiple packages, thus achieving a 10% savings over the original budget.
